Who is responsible for plumbing issues in a strata building?

While again it is important to better clarify within your strata agreement, there are some official guidelines set out for who is responsible for strata building plumbing.

Strata Community Australia and NSW Government Fair Trading cite the following issues as being the responsibility of the owners corporation:
• Blocked drains 
• Burst pipes
• Blocked sewer 
• Guttering in townhouses
• Main isolation tap to the unit
• Drainage issues in the shower

Areas that are the responsibility of the individual are:
• Faulty shower head or taps
• Broken sink causing water damage
• Dampness or signs of mould (however, this should be checked, it depends on the cause of the mould or damp).

Is a leaking toilet covered by strata?

It really depends on the cause of the leak and if the source is in alignment with the above areas of responsibility. Typically, it will take communication with the owners corporation to have an inspection done, which will determine who is responsible for the leaking toilet.
